Edward McCourt & Company LLP is committed to processing data in accordance with its responsibilities under the GDPR (General Data Protection Regulations)

The information we collect about our clients
We collect personal data, which includes identity information; first and last names, your status, date of birth, gender, national insurance, passport and driving licence details. 
• Contact details; address, email and telephone numbers.
• Financial data; bank account details, mortgage account details, loan details
• Transaction data; payments that have been made to you and from us; details of the transaction in general

We have collected all of the above information in order to comply with Statutory Regulations and to enable us to process your transaction. We will update your contact details and personal data if advised by you, and retain these details. . It is important that any personal data we hold about you is correct and we would ask you to keep us informed if your personal data changes during your transaction

We normally collect your personal data through your identification documents such as your passport, driving licence, bank statements, and utility bills which we ask that you provide to us as proof of identification and address. We may also collect your personal data through your completion of our own instruction forms, from conversations with you, through your emails or other communications that you send to us. We will only use this personal data in the following circumstances: - 

1. Where we need to carry out your instructions in the course of the transaction.
2. Where we have requested your consent, which needs to be freely given, specific, informed and unambiguous
3. Where it is necessary to comply with a legal or regulatory obligation. 
4. Where it is necessary to protect our legitimate interests. 

How long will we keep your personal data? 
We will retain your personal information throughout the course of your transaction to completion and as long as necessary to comply with any statutory regulations, legal, accounting or reporting requirements.

Who do we share your data with? 
We do not share your data with any other agencies apart from those we are legally required to: to obtain Anti Money Laundering clearance on Clients at the beginning of a transaction; obtaining searches at The Land Registry and local authroity; providing information to Revenue & Customs with regards to land tax, and probate matters, providing information to the court with regards to matrimonial matters

We may also have to provide a Suspicious Activity Report (SAR) to the National Crime Agency in order to comply with the Money Laundering Laws or the Proceeds of Crime Act 2002 or if we receive a Court Order for the production of documents we will need to provide personal data information to the relevant authority.

Where do we store your data?
All your personal data which is provided to us is stored securely on our server and computers at our office at 225 St Albans Road Watford Wd24 5BH and in our paper file which is stored in our office and basement. Your files will be stored and handled in accordance with all our data security policies.  

How do you obtain a copy of your personal data?
If you wish to obtain details of the personal data we hold, please contact Joanne Rodwell at our office address or by email.

Change of purpose 
We will only use your personal data for the purposes for which we collected it or to advise you as to other related matters. If you would like to obtain an explanation as to why we are contacting you about another related matter, then please contact us. We will not use your data for any unrelated purpose and your personal data will not be provided to any third parties for their use.  

Your rights
1. To request details of personal data we hold for you.
2. To Request correction of your personal data
3. To Request erasure of your personal data after your transaction has completed. This may not immediately be possible as we are obliged to retain your personal data for legal and regulatory purposes
4. To Request restriction of your personal data
5. To withdraw consent to the processing of your personal data prior to commencement or during your transaction. If you do withdraw consent, then we will not be able to carry out your transaction.
6. To make a complaint to the ICO (Information Commissioners Office) if you feel that we have breached this policy or your rights under the Data      Protection Legislation. 

The Information Commissioners office can be contacted via their website www.ico.org.uk or by telephone on 0303 123 1113, However if you have got any concerns with regards to our policy and the way we process your data then please contact us in the first instance and we will do our best to resolve the matter.
Changes to this Policy
We reserve our right to change or update this Policy to comply with current practice or changes in the relevant law. and will notify you accordingly.
