Conveyancing Fees

Below is a schedule of our predicted fees based on standard simple residential conveyancing transactions although please contact us direct so that we can provide you with a personal estimate of our likely fees which will depend on your individual requirements.

We will always provide written confirmation of our fees in our personal estimate to you and will not proceed with the transaction until we have received written formal instructions and completion of our Form of Authority and Client Care Instruction Form from you.


Fees for conveyancing

Sale

• Freehold sale up to £800,000.00-      £895.00 

• Leasehold sale up to   £800,000.00    £1095.00 

• Sale Shared Ownership or 

• New Build up to £800,000.00-           £1095.00 


There will be a further charge of £395 for leasehold property  for the extra administration involved.

There will be a further fee of £295  for the redemption and mortgage administration

There will also be Disbursements to pay which are listed below (costs which will be incurred on your behalf and paid to third parties)


Sale disbursements

• Land Registry Entries of documents - from £3.

• Bank Transfer fees - £30.00 per transfer.

   ID & Money Laundering searches will be completed on all transactions at a cost of approximately £6 per person


Please note:   If the property is Leasehold, please also allow an additional sum of approximately £500.00 to cover the cost of any fees charged by the managing agents for the freeholder/ landlord and or management company for obtaining necessary information from them which the seller is obliged to provide to the purchaser the sale of a leasehold property


Purchase

• Freehold Purchase up to £800,000.00 -              £895.00 

• Leasehold Purchase up to £800,000.00 -            £1095.00 

• Shared Ownership Purchase up to £800,000.00 £1495.00 

• New Build Purchase up to £800,000.00 -            £1895.00 


If the property is a leasehold there will be a further charge of £395   for the extra administration involved.

If you are taking a mortgage over the property then there will be a further fee of £295  for the mortgage administration

Miscellaneous Administration fee £295  will be charged for administration ie copying, postage, telephone calls, scanning documents, preparing searches stamp duty land tax return submission etc.


Disbursements 

ID & Money Laundering searches will be completed on all transactions at a cost of approximately £6  per person


Purchase

• Searches for purchase - approximately        £395.00

• Pre-completion Searches – approximately    £ 20.00

• Bank Transfer fees (per transfer) -                £ 30.00 

• Land Registry fee for registration of the property: please refer to the government’s website: https://www.gov.uk/government/organisations/land-registry


• For Leasehold properties, please also allow an additional sum of approximately £350.00 to cover the cost of the following which will be paid to the managing agents for the freeholder/landlord and or the management company

• Registration fee 

• Notices of assignment and charge fees

• Preparation of deed of covenants that may be due the terms of the lease.

• Compliance certificates

Stamp Duty

Stamp duty is a tax payable to Revenue & Customs in England on the purchase of property. The Stamp Duty payable is dependant on the circumstances of the purchaser (and also, in some cases, on the transfer of ownership of a property) and we would refer you to the following website: https://www.gov.uk/stamp-duty-land-tax for details of the scale of Stamp Duty payable.


The charges set out above are based upon the following assumptions:

• The property is currently registered at the Land Registry under either a single Freehold Title or a single Leasehold Title in England with no defects, significant building regulation or planning issues, rent charges or other encumbrances;


• We are instructed by an individual, not in a representative capacity (such as an Executor, Administrator or Company) and you are able to attend our Office in person to provide identification and also to sign the necessary transaction documents to include the following: -


• Contract, 

• Transfer Deed

• Documentation provided by your Mortgage Company

• Deed of covenants

• Statutory declarations

• Miscellaneous documents


• That the purchase or sale proceeds in accordance with standard conveyancing protocol;

• That the transaction is limited to one mainstream mortgage advance and any mortgage lender requires us to follow instructions contained within the Council of Mortgage Lenders Handbook;

• There are no other unforeseen or complicating matters such as, but not limited to, shared ownership, solar panels/leases of roof space and the existence of third-party occupiers and/or tenants.

Our costs, whether they are provided on a fixed fee basis as set out above or otherwise, will cover all of the necessary steps to complete your property transaction.


The above fees would vary if any transaction arises from a dispute and/or legal proceedings for example but not limited to, divorce, separation, probate sales; cases involving unregistered land; complex new build transactions; defects in the title; option agreements and ownership disputes. If the property is unregistered at The Land Registry then a surcharge of approximately £295 will apply.
